Property Data
& Mapping

geoAdvantage

geoAdvantage is an intuitive web-based interface that accesses an extensive database of property data combined with a full GIS platform and report system. It has become the gold standard throughout the West for its superior data quality, unprecedented mapping capabilities, usability, and reliable customer support.

We are challenging the status quo in the title industry by providing a powerful integrated suite of data solutions. Title companies throughout the West have gained time, efficiency, and market share through the support of our property data and mapping services. Access to a comprehensive database and maps can be via the intuitive geoAdvantage platform or our JSON API to bring higher quality information to proprietary or third-party systems. Our evolving technology addresses the changing needs of our title customers.

Our Difference is in the Data

Increase productivity and market share through the use of our comprehensive and accurate property data and GIS solutions. Multiple city, county, national, and private data sources are integrated into a single powerful database. Our knowledgeable team applies proprietary processes to increase accuracy and a frequent update schedule is applied to ensure our customers have the most up to date information. All coverage areas are maintained for accuracy and consistency so that multi-regional brands and small rural title companies have access to the same reliable data.

Reports

geoAdvantage provides a standard suite of reports such as Property Profiles, Comps, Labels, and Exports. To help our customers reduce the number of resources they need, School Reports, Demographics, Detail Lists, Commercial Reports, and Walking FARMs are included. Market Trend reports can also be accessed to show sales trends, owner occupancy and turnover rates, PPSF and Assessed/Market values. These can all be produced with informational maps in one-click packages to save time on requests.

All reports can be customized with your branding to solidify brand recognition and provide a unique offering to your customers.

Farm(Focused Area Real Estate Marketing)

Marketing campaigns are successful when the data behind them is accurate and trusted.

Before switching to geoAdvantage, many of our customers had dealt with a 25%+ return rate on direct mail due to incorrect addresses, ownership, or formatting. We’ve been able to reduce that to an expected percentage through our powerful database and update procedures.

In addition, our customers are able to access searches that are either highly inaccurate or unavailable through other resources:

  • City zoning
  • Waterfront, Golf Course, Park adjacent properties
  • Township/Range/Section and Map Grids
  • Opportunity Zones
  • Multiple Land Use and Building Code categories
  • School District and Assignment by Elementary, Middle, High School
  • Foreclosures
  • Fix and Flips
  • Turnover by Sales Price Range
  • Geographic Farming
  • Subdivisions (all phases) and Master Planned Communities
  • Empty Nester
  • Likely to List

FARM results can be quickly exported to spreadsheets, labels, or a variety or professionally formatted reports.

Interactive Mapping(GIS)

A full GIS platform helps title teams with research, marketers and customer service with FARMs, and enhances your products. Our interactive mapping platform helps users easily identify single or multiple parcels to view ownership, Parcel ID, or export additional data. Flexible tools let you scroll and zoom while selecting large and/or unusually shaped areas for geographic FARMs. Radius, Buffer, and Measurement tools add functionality that is unmatched in other programs or county operated sites. geoAdvantage’s aerial imagery is high resolution and more frequently updated than Google, Bing, or county maps. Put your brand on our maps for print or PDF as part of a professional presentation package.

The interactive mapping platform also includes 75+ data layers, including region specific information. Examples of standard layers available in all counties include:

  • Zoning
  • Subdivisions
  • Flood Zones
  • Soil surveys
  • Township/Range/Section
Additional region-specific layers may include:

  • Well Layers
  • Irrigation Districts
  • Wetlands
  • Moorage
  • Sewer/Water Districts
  • Biking/Hiking Trails
  • Bus Routes

HISTORICAL MAPS(PDF)

Integrated historical maps allow title pros to easily view a PDF map for a parcel they are viewing. No more county sites, CDs, or paper maps, your team can skip multiple steps and access all of your serviced counties maps more efficiently.

GEOBOOKs

geoBooks is a home presentation book integrated within geoAdvantage. Many of our customers used to need multiple programs to get all of the data supplied in one geoBook report. This resulted in an end product with various report layouts and styles that often had inaccurate school and business data.

geoBooks solves those problems by providing a seamless layout through all reports with optional customization to fit your branding and help you stand out from the competition. School data follows a frequent update schedule in line with the rest of our powerful database. And, business data is generated real-time with URL and map links for the digital viewers. Add a QR code for greater viewership and marketing to home buyers.

RECORDED DOCUMENTS

Save time by integrating your title plant with geoAdvantage. While other property data companies provide documents, our difference is integration with our customers’ plants for their internal users’ access. Title departments can use one platform to research a parcel and pull the documents using the plant they know and trust. Customer service departments can pull the last vesting deed and CCRs into a listing kit in a matter of seconds.

Integration of recorded documents can also provide advantages through our geoClient site, API data services, and title productivity services.

API DATA SERVICES

The geoAdvantage JSON API makes all of our premium data and maps available for custom solutions. Your website, proprietary services, or third-party solutions use the data or auto-zoomed maps to provide a higher level of information via state-of-the-art technology.

COVERAGE

geoAdvantage coverage is expanding rapidly throughout the West as our trusted title partners grow and demand a higher quality in new regions. Contact us if you have questions about new coverage areas.
